On site with Travelodge: Q4 hotel development update

CGI of London Oval Travelodge – the group’s 600th hotel

Colchester Northern Gateway Travelodge
Construction of our first hotel in Colchester at Northern Gateway is progressing well. The 90-room Travelodge forms part of a major mixed-use development being developed by Turnstone Estates and funded via a lease-wrapper deal with  Colchester City Council. The hotel is part of a 200,000 sq. ft. leisure park, which includes a cinema, bowling alley, indoor golf, seven restaurants and a new 750-space car park, so there will be plenty for our customers to enjoy! Located just off the A12, and within walking distance of the Colchester park and ride facility and Colchester Football Club, this will be a fantastic hotel for business and leisure customers, in a thriving location for living, playing, working and doing business.

Colchester Northern Gateway Travelodge is our 15th hotel in Essex and will feature our new premium look and feel design – which includes all the low cost efficiencies you would expect from Travelodge but with the added benefit of thoughtful, stylish design and homely touches throughout its interiors. It also includes a number of sustainable initiatives, which include the carpets being made from recycled fishing nets and old plastic bottles. Every ten of these bottles which are recycled rather than being sent to landfill saves enough energy to power a laptop for 25 hours.  The other features include low energy lighting, motion sensing controls and aerated showers and taps.

Colchester Northern Gateway Travelodge is expected to open in time for Christmas trading.

London Beckenham Travelodge
This will be our 81st hotel in London and the first branded hotel in Beckenham. It is located on the high street, close to Beckenham railway station and the Tramlink, which provides direct services to London Victoria in around 20 minutes.  The 68-room hotel is part of a mixed-use scheme which includes a bar and residential units and is being developed by Dunward Properties.

London Oval Travelodge – the group’s 600th hotel
The UK 2023 cricket season is officially coming to an end this month, but we are on a straight run to open our 600th Travelodge hotel at the Kia Oval by the end of this year.

London Oval Travelodge will be a 95-room hotel, with on-site restaurant. Development started at the beginning of this year and we are three quarters of the way to completion and hope to be open for Christmas trading.

This hotel is being developed and funded by Surrey County Cricket Club and we are proud to be the first hotel at The Kia Oval Cricket Ground. Located directly opposite the main Hobbs Gate entrance, we are certain cricket fans will be filling up these rooms in no time once we have opened.

The hotel is also only 100m from Oval Tube Station, which is served by the Northern Line, meaning its location is perfect for customers visiting central London, for both business and leisure.

When it comes to our new-build hotels, sustainability is at the forefront of our minds and London Oval Travelodge will be built to a BREEAM Excellent standard and achieve an EPC A rating. The design incorporates air source heat pumps, roof mounted PV’s, EV car chargers and green roofs, which represent some of our sustainability and ESG objectives as a business.

Opening our 600th hotel is just the starting point for Travelodge, as we are currently looking for further 300 hotel sites across the UK, with 100 of these sites in the Capital.

Details of the locations where we want to open a new Travelodge hotel can be found on the development page on our Property Website via the following link – https://www.travelodgeproperty.co.uk/development-partnerships/#uk-target-map.  If you know of any good locations, please do contact us.

The advertising campaign uses a variety of real life stories to showcase customers choosing Travelodge as their ideal base, whether celebrating a birthday; visiting children at university; taking a business trip or a staycation break; going to a concert or football match; visiting family and friends or attending a colleague’s leaving party.

The new campaign,“Better get a Travelodge” launched on Friday 8th September 2023 with two hero ads being aired during the opening match of the Rugby World Cup, France v NZ on ITV in England and Wales (Scotland and Ulster at c.22.05) and then on Channel 4 on Gogglebox.

The TV ads feature two examples of everyday occasions that play on the debates that we all go through in our everyday lives when planning travel trips. Using humour to showcase Travelodge as the ideal base, the ads feature a friend’s birthday weekend getaway and a mum and dad planning to visit their son at university.

The ads also showcase the next generation Travelodge room, which is part of the group’s most significant transformation to date. The new look room includes  features customers have said are important such as: bedside USB charging ports, blackout curtains, a new comfy armchair and a number of sustainable initiatives such as carpet made from recycled fishing nets and old plastic bottles, and low energy lighting.

The TV ads were produced by award-winning film company, Traktor, who have directed commercials for Nike, Adidas, PepsiCo, Stella Artois, Heineken and Virgin Atlantic. The integrated advertising campaign also includes radio, out of home, digital and social channels.

The out of home adverts will be on display in major transport locations such as National Rail and London underground stations, service stations, road sides and city centres. The radio ads and digital / social content also further expand on the different occasions where you ‘Better get a Travelodge’.

Brand investment and upgrade

Next-generation room

Travelodge is investing to drive long-term growth, enhancing its proposition of location, price and quality to suit all travel occasions, and already, over 85% of Travelodge’s hotels are rated 4* or above on TripAdvisor. In January, Travelodge released over two million rooms for £38 or less across its UK portfolio for 2023.

Travelodge’s ongoing hotel refit programme is expected to see 25% of the room estate upgraded to the new design by the end of 2023. The business has accelerated this programme following a positive customer response and boost to hotel performance from the upgrades to date.

The latest upgrades represent the group’s most significant transformation to date, offering a premium look and feel hotel design, whilst incorporating all the low-cost efficiencies synonymous with Travelodge. This includes a new style reception area, a next generation room with features such as bedside charging ports, blackout curtains, a comfy armchair, and upgraded bar cafes. This is alongside the £8.99 Travelodge Unlimited Breakfast menu which allows two children to eat for free with every paying adult.

To deliver Travelodge’s attractive customer proposition on a consistent basis and support quality the business also continues to invest in its data capabilities and digital platform, including enhanced search capabilities and personalisation to further optimise digital conversion, alongside leveraging technology-enabled room checking and the implementation of robot vacuums – an industry first.

Hotel openings

Travelodge opened four hotels in the period, including three in the UK and one in Spain, a number which reflects delays to new hotel deals during pandemic impacted years and current adverse market conditions, with a further three openings planned for the second half of the year.

Wellingborough Travelodge

However, long-term growth potential remains significant, and Travelodge has identified the opportunity for a further 300 hotels in the UK, with openings expected to return to more normal levels as the current adverse market conditions improve, through a mix of new build, conversions, going concerns, standalone and mixed-use schemes.

Alongside strong potential in the UK market, Travelodge is exploring expansion opportunities in Spain, following the opening of its first new hotel in the country in ten years in Madrid. The company now operates six hotels in Spain with 700 rooms.

Travelodge acquires new site and opens second hotel in Wellingborough

This is the group’s first Ibis hotel acquisition and its second hotel in Wellingborough.

Travelodge, one of the UK’s largest hotel chains, announces it has acquired its first Ibis hotel. The 78-room hotel, located at the Wilby Way roundabout junction on the A45, is the group’s second hotel in Wellingborough and its tenth hotel in Northamptonshire. During the last few months, Travelodge has upgraded the hotel to its new premium look and feel brand specification.

To mark Travelodge opening its second hotel in Wellingborough, the hotel chain hosted a ribbon cutting ceremony where Tony O’Brien, Travelodge’s UK Development Director, officially opened the hotel.

The group also announced at the opening event that Northamptonshire is a key growth area and that they are actively looking for a suitable site to open their first hotel in Corby. This expansion programme could represent a multi-million pound investment for third party investors and create 25 new jobs.

Wellingborough Travelodge features 78-rooms, an on-site restaurant called The  Bar Cafe and a car-park. The hotel has been upgraded to the new Travelodge look and feel design – which includes all the low cost efficiencies you would expect from Travelodge but with the added benefit of thoughtful, stylish design and homely touches throughout its interiors. The refurbishment completed on 28/10/2023.

This includes a new style reception area, a next generation room with features such as bedside charging ports, blackout curtains, a comfy armchair, and upgraded bar cafe.

The new Travelodge design also includes a number of sustainable initiatives. This includes the new carpet being made from recycled fishing nets, which are part of a project supporting clean ocean initiatives, tackling over 640k tonnes of discarded fishing nets currently impacting marine life. The carpet backing is also made of old plastic bottles. Every ten of these bottles that are recycled rather than being sent to landfill saves enough energy to power a laptop for 25 hours.  The other features include low energy lighting, motion sensing controls and aerated showers and taps.

Wellingborough Travelodge is managed by Craig Hoole, who has been working with the company for 26 years. Craig started with Travelodge in 1997, working as a Team Member at  Kettering Thrapston Travelodge. Over the years, Craig has successfully climbed the career ladder at Travelodge and is now the dual-site manager for the two Wellingborough Travelodge hotels (Wellingborough Rushden and Wellingborough Travelodges).

Rooms at Wellingborough Travelodge are available from £38 at www.travelodge.co.uk

Travelodge has a track record of acquiring a range of mid-market and budget  hotels and converting them into successful Travelodge hotels.  Over the last three decades, Travelodge has acquired hotels from the following brands:  Holiday Inn Express, Ramada Encore, Mercure, Comfort Inn, Thistle and Days Inn.

This hotel is Travelodge’s first Ibis hotel acquisition. The previous landlord and the tenant, AccorInvest, decided to jointly terminate the lease and the property was forward sold to Kent-based property investment and development company, Cooper Estates, based on the simultaneous grant of a new, 25-year lease to Travelodge Hotels Limited, on standard, institutional terms, including 5-yearly rent reviews in line with CPI, collared and capped.

Tony O’Brien, UK Development Director at Travelodge

Tony O’Brien, Travelodge’s UK Development Director said: ”We are delighted to expand our hotel network with the acquisition of our first Ibis hotel in Wellingborough and become the town’s biggest hotel chain. This new addition boosts our hotel network to nearly 600 hotels across the UK, Ireland and Spain.  It also showcases that we operate an adaptable business model and we have the expertise to remodel not just existing hotels but empty office and retail space into a successful Travelodge hotel.

“During the last five years we have opened more than 60 new hotels and this includes the acquisition of existing branded hotels, office and retail conversions, as well as new build and mixed-use developments.

“As we look to the future, Northamptonshire is growing at pace and, due to its scenic and commuter-friendly location, it is attracting more business and leisure travellers than ever before. However, there remains a shortage of good quality and great value accommodation across the county. Therefore to fulfil this growing demand we are actively looking to open our first hotel in Corby. This expansion programme could represent a multi-million pound investment for third party investors and create 25 new jobs for locals.”
